Applications for more than 200 new homes on two sites in Athenry

A PLANNING application for a significant new housing development of 136 homes has been lodged for Athenry and second application has been lodged for 74 homes.
Athenry Luxury Housing Developments Ltd, applied to Galway County Council last week for the Large-Scale Residential Development (LRD), which is earmarked for a total site area of 4.34hectares (10.7acres) that is zoned as Residential Phase 1.
The housing development would consist of 104 three-bedroom homes, 21 two-bedroom units, as well as 11 four-bedroom homes in the townlands of Raheen, Ballygarraun North and Ballygarraun South. A separate single-storey dwelling is already built on the site.
There is no childcare facility included in the plans. Planning regulations state that all new housing estates of more than 75 units are required to have a childcare facility that caters for a minimum of 20 spaces. However, the application points out that 1km from the site, the applicant is currently building 133 homes as part of the Cullairbaun LRD, which will have a childcare facility designed to accommodate children from both estates.
The greenfield site for the 136-unit LRD is located on the Raheen Road (L3103) and is connected to Athenry town via existing pedestrian walkways and public lighting.
The housing development would contain one vehicular entrance from the Raheen Road and two pedestrian and cyclist entrances. A footpath and cycleway would be placed at the front of the development as well as a raised zebra crossing on the Raheen Road.
There are 204 car parking spaces planned and a total of 206 bicycle spaces. Shared communal and private open space, public lighting, photovoltaic (solar) panels at roof level and two ESB substations are some of the other features included in the planning application.
County Council planners are due to make a decision on the application by mid-August.
Development of 74 new homes
Meanwhile, planning permission is also being sought for a housing development of 74 homes on a separate greenfield site on the outskirts of Athenry town.
Leadlane (Athenry North) Ltd have applied to build 69 homes on a site of 2.84hectares (7acres) in the townland of Ballydavid South, on the R347 or Tuam-Caheroyn Road.
There will be 45 three-bedroom terraced townhouses, along with ten, three-bedroom semi-detached houses, six two-bedroom semi-detached homes, four four-bedroom sem-idetached dwellings, and four two-bedroom terraced townhouses.
A new vehicular and pedestrian entrance from the R347 would be put in place. An active travel route would link the site with the possible future development of lands to the east. The footpath on the R347 would also link with the existing footpath at the front of the Garraí Glas housing estate nearby.
A total of 115 car parking spaces would be provided as part of the development and there is scope for future EV charging points. Each dwelling would have space for bicycle parking and there would be 28 visitor bicycle parking spots.
The application also contains provision for public open space areas, private open space areas, internal pedestrian crossings, public light, an ESB substation and other features. The local authority have until August 23 to furnish a decision.
