In theory, homeowners trading up or downsizing should be in a position of strength. They have equity, market experience, and financial stability. In reality, however, today's competitive property marketplaces movers at a significant disadvantage.
A clear hierarchy of buyers exists. At the top sits the cash buyer, whose offer brings immediate certainty with no dependency on finance or another sale. Next comes the mortgage-approved first-time buyer, typically chain-free and highly motivated. Finally comes the mover: the buyer who must sell their existing property to complete their purchase.
Many homeowners naturally assume accumulated equity gives them a strong advantage. In theory it does, rising property values mean many now hold significant wealth in their homes. The difficulty is that this wealth remains illiquid. Until a property sells, equity stays locked inside bricks and mortar.
When desirable homes come to market, particularly in competitive areas like Galway and surrounding commuter towns, sellers prioritise certainty above all else. Even if movers offer slightly higher prices, uncertainty around selling their existing property makes their offer less attractive compared to chain-free buyers.
This reality often comes as a surprise to homeowners who begin to explore their moving options. Many start casually browsing the market, perhaps considering an upgrade, a move closer to work, or downsizing as circumstances change. However, once actively entering the market, they quickly discover how competitive conditions have become.
Well-presented homes attract large viewing numbers and competitive bidding, with very short decision windows. Unprepared buyers repeatedly miss opportunities.
One of the most common mistakes movers make is approaching the process tentatively, placing their property on the market without clear strategy, beginning their search before fully committing to selling, or waiting for perfect timing alignment between both transactions. By the time the right property appears, they're negotiating from weakness.
Moving successfully in today's market requires preparation, clarity and momentum. An accurate understanding of your home's current value is essential, as is launching at an effective price that generates strong early interest and competitive bidding. The objective is moving to sale agreed quickly, establishing certainty early to provide maximum confidence to sellers.
In some situations, movers competing with cash buyers may need to place significantly stronger bids to compensate for perceived timing risk.
Equity alone doesn't guarantee advantage in today's property market. Liquidity, clarity and execution matter just as much. For homeowners considering a move, understanding that reality is often the first step towards navigating the market successfully.
